  • How long have you been in business?
    Since 1998.

  • Where do you work?
    Our core work area is within 150 miles of Asheville, NC, but we provide service throughout NC, SC, TN, VA, GA, and FL.

Design
  • Can you help with the design, plan and review for my job?
    Yes.

  • What if we already have our own architect and/or interior designer? Can you still work with us?
    Yes.

Estimating
  • Do you competitively bid jobs?
    Yes, we do. With repeat clients, we prefer to "negotiate" contracts with the Owners. We provide cost analysis once we are the preferred contractor for the job, rather than offer free bids on speculation. Detailed estimating takes many hours, which we would rather spend pricing work we know we are going to build. Adopting this policy has allowed us to focus our energies on clients who seriously want us to undertake their projects on a regular basis. Under certain circumstances we will blind bid for select jobs.

  • What is the negotiated contract process?
    A "negotiated" contract means that from the outset we work with the Owner to develop a project. On larger projects, we work very closely with the architect or designer as well. After an initial telephone conversation, an appointment is made to view the project. At that meeting, we have a thorough discussion about the full scope of work and the time frame in order to decide if the project would be mutually beneficial. We do not charge for this initial meeting. If it is decided that we should proceed, we will begin the pre-construction process and pre-construction services such as estimating, scheduling, and design detail.   • How much will the work cost?
    We provide estimates for the cost of the work. Typically our work is Cost of the Work (labor, material, overhead/permits, etc) plus a Fee. Typical fees are $25-$75 per hour for labor with a 5% to 15% fee on all labor, subcontractors, materials, and other costs. Some clients prefer an agreed up fee not to exceed a certain amount. Rates are negotiable dependent on the type of project under consideration, and we are very flexible to arrange a fee agreement that makes all parties comfortable.

  • Will I get the best price with Walker Contracting Group?
    WCG focuses on helping our clients get the best value, not necessarily the lowest price. As we learn Owner priorities, we fine-tune our recommendations regarding subcontractors, materials and methods to help our clients and their designers realize the highest satisfaction for their budget. Initially, you can always find someone 'cheaper', but in the long run we believe we provide the best construction value for our clients in the form of quality work completed on time and within the agreed upon budget.

Contracts and Payments
  • What type of contract do you use?
    We typically use standard AIA and AGC contracts or some slight variation thereof.

  • What is a typical payment schedule?
    We invoice every 30 days for work that has been completed previous to the billing date. We do not ask for deposits for construction. On fixed-price jobs, we provide a detailed percent-complete billing, listing each job category and the percent complete (and billable) to date. Cost Plus work invoices provide details on all labor, subcontractors, materials and fees for the billing period. Since we invoice for work that has already been completed and for which the subcontractors and suppliers have already been paid, we ask for payment within 15 days of the date of the invoice.

  • How about change orders?
    On fixed-price jobs, change orders occur when the Owner requests a change in the scope of the work. We generate a written change order for each change, which must then be approved in writing by the Owner before it becomes binding. On Cost Plus jobs, we sometimes use change orders but we typically only revise the budget periodically to reflect any changes that have occurred since the last budget revision. We can provide budget comparisons to help the Owner track these changes.

  • How do you make sure my job is handled properly?
    It is our goal to deliver small company attention to detail along with the professional management of a larger company.Our team members come from some of the largest general contracting firms in the nation but can provide personalized attention along with professional service.

  • Do you subcontract some of the work?
    We subcontract much of our specialized work, which saves our clients time and money. We could not possibly have the in-house expertise and equipment available from the best subcontractor specialists, but please note that we are able to work very closely and efficiently with our licensed and insured subcontractors, as most have been associated with us for many years and have become part of our family.

  • How long will the job take?
    We provide computerized schedules for every job we undertake created by Microsoft Project, which lists each item in the scope of work with corresponding work and completion dates. A schedule is included in every construction contract, allowing the Owner to easily monitor job progress.
